In early stage, help owner and architect to develop schematic design: including major interface with other works (where structural support is required, etc), major material selections, typical elevation, typical details, etc.
Construction Documents
In this phase of work, TW provides technical information, code evaluation, design criteria, clarifications, details and direction to assist the project team in finalizing cost effective solutions and technical specifications for building envelope systems that are suited to the overall building design.TW will ensure that the project team and trade contract bidders are presented a defined scope and construction design for the building envelope.
Peer Review of Construction Documents Prepared by Others
When not involved for design phases, TW provides a technical review of documents prepared by others.Comments, concerns and recommendations are made to assist in the finalization of a defined scope and constructable design for the building envelope.
Bidding and Negotiation
TW assists in the evaluation of the bids and proposals from the trade contractors, and will look to see that the proposals are reflective of the specified criteria, and appropriate for the project. TW will also study and consider value engineering proposals or specific exclusions or qualifications.In this way, the project team will be enabled to fully evaluate each proposal on both its technical merit and economic impact.
Engineering and shop drawings
TW will provide full set of shop drawings, including calculations, facade system design, all details related to facade.
Site services
Provides engineer (or engineers) stationed on site, to observe the building envelope installation process. Services generally include making observations and filing a daily field observation report to the client and follow-up with a photographic log detailing observations made, flag any non-conforming items, including materials, etc; provides review and analysis to report findings for any construction claim received regarding the building envelope
